Commercial Window Cleaning
Commercial Window Cleaning
for Offices, Warehouses & Industrial Premises
Mossinator is a family-run cleaning company based in Oxfordshire, providing commercial window cleaning for businesses across Oxfordshire, Gloucestershire, Berkshire, Buckinghamshire and Wiltshire. We clean everything from ground-floor glass and shopfronts to high-level glazing, with internal and external cleaning available where accessible.
We work on commercial properties of all sizes, matching the access method to the building rather than the other way round.
High-level glazing that cannot be reached from the ground is cleaned using our own powered access equipment, operated by IPAF-qualified staff.
Mossinator is certified by City & Guilds for professional training, IPAF for powered access and PASMA for mobile towers.
We also provide roof, gutter and building cleaning, so commercial customers can cover several exterior requirements with one supplier and one site visit.
Safety
Our team is fully trained and certified in PASMA and IPAF to work safely with access equipment.

Window Cleaning for Commercial Properties
From everyday office cleaning to high-level glazing, we provide window cleaning for a wide range of commercial premises.
Offices
Clean glazing makes a difference to how a workplace feels and how visitors judge the building. We schedule around your working day, so cleaning happens without desks being disturbed or meeting rooms being blocked.
Warehouses and Industrial Units
High-level glazing is easy to neglect because it is difficult to reach, and dirty roof lights noticeably reduce natural light on the floor below. Our powered access equipment lets us clean industrial windows safely without scaffolding or a site shutdown.
Retail Outlets
A clean shopfront is the first thing a customer sees, and it dates quickly on a busy street. Regular monthly visits keep frontages presentable, and we can work before opening to avoid blocking the entrance.
Schools and Colleges
We provide commercial window cleaning for schools, colleges and other education premises, with work planned around the site's timetable and access requirements. Where required, cleaning can be scheduled during INSET days, holidays or other quieter periods to minimise disruption.
Facilities Management Companies
Managing multiple sites means chasing multiple contractors. We can cover several properties under one arrangement, provide RAMS for each, and handle windows alongside gutters, roofs and cladding so fewer suppliers need coordinating.
Housing Associations and Retirement Homes
Communal glazing across a portfolio needs a contractor who is reliable, considerate around residents and properly insured. Our teams work to agreed schedules and keep disruption to communal areas to a minimum.
High-Level & Difficult-Access Window Cleaning
Commercial buildings often have glazing that cannot be reached safely from ground level. For warehouses, industrial units, offices and other larger premises, our trained team uses specialist access equipment to reach high-level and difficult-to-access windows.
Mossinator has its own truck-mounted cherry picker, operated by IPAF-qualified staff, meaning we are not reliant on third-party equipment availability when planning your work. Our access equipment allows us to match the cleaning method to the building and its access requirements.
If you’re unsure what access will be needed, we’ll assess this as part of the initial site survey and recommend the most appropriate approach for your property.

Commercial Exterior Cleaning, Outskirts of London
A busy commercial site of office and warehouse buildings, cleaned as a single programme rather than a series of separate visits. Alongside the roofs, gutters, cladding, signage and entrance canopies, we cleaned large areas of glazing and high-level windows across the office and commercial buildings. Specialist access equipment let the team reach difficult areas while the site stayed operational throughout, followed by a full site clean-up.
One-Off & Regular Commercial Window Cleaning
Whether you need a one-off clean or ongoing maintenance, we can arrange a schedule around your premises and operating requirements.
We can provide:
-
One-off commercial window cleaning
-
Regular monthly cleaning
-
Quarterly maintenance visits
-
Annual or ad-hoc cleaning
-
Out-of-hours or weekend work where required
We’ll agree on the frequency based on the size of the site, footfall, location and how quickly the glazing becomes marked, with visits planned in advance to minimise disruption.

What Commercial Clients Say About Working With Us
From the initial communication through to completing the work the team were professional, reliable and respectful of the site. The results are incredible and they left the building, including the windows and gardens, immaculate.
As an events venue it’s particularly important that contractors working on our site understand the need to minimise disruption and maintain a professional approach and Mossinator handled this very well.
Jake and the team at Mossinator were absolutely brilliant. Fantasticly professional work, they left not just my roof, but the windows and surrounding area totally spotless.
They managed to remove moss stains that multiple other companies have tried and failed to shift. I couldn't be happier and would recommend them in a heartbeat.
James, Rich & Jake did a brilliant job today removing the moss from my roof. They also cleared the gutters, cleaned the soffits, windows and frames.
All the moss was collected and taken away. They also washed the patio and walls etc. and left it spotless. The whole job was completed in a day.

FAQs
How much does commercial window cleaning cost?
The cost of commercial window cleaning depends on a number of factors, including the size of the building, number of windows, access requirements, frequency of cleaning and the type of premises. We can arrange a site visit to assess your requirements and provide a tailored quotation.
What solutions and cleaners do you use?
We use professional window cleaning systems, including pure water cleaning, to clean windows, frames and sills. Pure water helps provide a spotless finish without leaving residue or water marks. Our cleaning methods can be tailored to the type and height of your building.
How often should commercial windows be cleaned?
The ideal cleaning frequency depends on the type and location of your premises. As a general guide, every 4–6 weeks works well for many commercial properties. High-traffic premises such as shops and restaurants may benefit from more frequent cleaning, while schools, colleges and other lower-traffic sites may be suitable for cleaning every three months.
Can you work outside business hours?
Yes. We can work around your operating hours and arrange cleaning at a time that causes minimal disruption to your business. In some cases, working while a site is closed can also make access easier and provide a safer working environment.
Do you clean frames, sills and cladding too?
Yes. We can clean window frames, sills and external cladding as part of our commercial window cleaning service. We can tailor the cleaning to your requirements, whether you need windows only or a more comprehensive external cleaning programme.
Can you clean high-level or difficult-access windows?
Yes. We have our own truck-mounted cherry pickers, with a working height of up to 25 metres and an outreach of up to 14.5 metres. This enables us to safely access high-level and difficult-to-reach windows and glazing without relying on traditional scaffolding in many situations.
Do you need parking or access arrangements?
This depends on the property and the location of the windows. We may need suitable parking or access for our equipment, and in some locations a pavement licence or other permissions may be required. We can discuss the access requirements with you in advance and help coordinate arrangements where necessary. We can also schedule works during quieter periods, at weekends or outside normal business hours to minimise disruption.
